Berry Realty Company and our professional property management team offer full management services for your residential rental properties. Whether you are living nearby, out of the state or out of the country, we will alleviate the time, hassle and inconvenience of managing your investment. Our 80 years in the business is one of the best assets we are able to provide our clients; we have evolved and adjusted our process over these years with the goal of serving our clients always at the forefront of our decisions.
Finding a qualified tenant for your home and managing it can become quite a hassle; from phone calls, showings, cancellations and maintenance issues, the time needed to properly manage your investment is most likely more than you can offer yourself. Taking care of our clients is our first priority. It is at the core of everything we do. To accomplish this effort, we have developed a system for our Property Management Team to work with and serve each and every client with each and every kind of need.
Tenant Rental Process
Step One: Select a Property
Select a property you would like to view and contact us through our online submission form or call our office and arrangements will be made to best suit your schedule. We will accompany you to the showing so that we may answer any and all of your questions.
Step Two: Pre-Qualification of Your Application
Pre-qualification of your application is made by our office with a number of different factor: rental history, credit report, employment verification and a background check.
Step Three: Submitting Your Application
Submitting your application quickly for the property you are interested in is very important because we cannot ‘hold’ a property off the market. Once we have your completed application, proof of income, names of two previous landlords, a copy of your drivers license and $100 non-refundable cash application fee we will process you application as soon as possible.
Step Four: Upon Application Approval
Upon application approval we will call you to schedule your lease signing. At your lease signing you will need to bring the agreed upon security deposit and first months rent in certified funds only. Your rent will be due on the first day of each month, made payable to Berry Realty Company.
Step Five: Move In To Your New Home!
Berry Realty Company will be available to you for any questions and/or concerns you might have along the way concerning your property. Our Property Management division is available to you during office hours of 8 am - 5 pm and property emergencies 24/7.

Once we receive your $100 application fee, we will be able to process your application. $100.00 Cash ONLY. No Personal Checks or Money Orders Accepted.

Property Management Services
Step One: Evaluate and Assess
Evaluate and assess your property value and advise the best possible market rent for your property based on the location, features and condition of your home. We will recommend any necessary changes to your property to enhance marketability and attractiveness to tenants and obtain bids for any needed improvements from licensed and insured sub-contractors.
Step Two: Advertise Your Property
Advertise your property with several national, local and corporate websites including www.BerryRealtyCo.com. We will also take out various ads in property managers bi-monthly newsletters, local newspapers and company mailers as well as post yard signs and directional signs where permitted.
Step Three: Screen & Approve
Screen and approve prospective tenants with written documentation of their credit history, rental history, employment verification and background information. Tenant screening is a very important factor in the financial security of your property.
Step Four: Prepare Our Lease Agreement
We prepare our lease agreement after hearing from you on several discretionary items such as pets, utilities, lawn maintenance etc. Our typical lease is a one year term that may be automatically renewed for the subsequent year(s) of tenancy.
Step Five: Our Professional Management Team
Our professional management team takes great care with your investment; once we have a tenant in your property we collect rent proceeds, coordinate repairs and maintenance, complete midterm property maintenance assessments and provide a monthly comprehensive financial report. We keep detailed property records that include all monetary rental activity, maintenance records, digital photos and property assessment reports.
