Obtain a Georgia Real Estate license. You must first complete the 75-hour salesperson's pre-license course and pass the required state exam.  You may attend any number of real estate schools or you may complete the course at your own pace online.

Be financially prepared during the start up. There are several start-up costs involved when beginning your real estate career.  Some fixed costs include: the pre-license course, the state exam and licensing fee.  You may also decide to invest in technology tools such as a cell phone, laptop, database software, etc.  New agents should normally plan to have at least 6 months of living expenses in reserve.

Interview with several real estate brokers. It’s a good idea to interview brokers in your area while completing the pre-license course.  All real estate salespersons must be affiliated with a real estate broker.  If you have not affiliated with a broker by the time you pass the state exam, your license will be kept with the Georgia Real Estate Commission until you activate it by affiliating with a broker.

Your Real Estate Business is A Relationship Business. Real Estate is a relationship business. The more contacts you make, the sooner your business will take off.  Start contacting your sphere of influence to ensure everyone knows you have begun your real estate career.  Schedule your calendar to begin “In the Business” not “On the business” activities. It is important that you participate in training, sales meetings, caravans, and other activities your career consultant suggests in order to further equip you to succeed.  Build relationships with clients, fellow agents, and others you know who could send you referrals.

Begin your Real Estate Business Career. Business plans and budgets are always part of a business. Be sure to let your Career Consultant help you set up your plans and budgets to get your business off on the right track.

Complete the Continuing Educational Requirements. The Georgia Real Estate Commission also requires that all licensees continue learning by taking continuing education courses.  After the first year, six hours per year are required for license renewal.  Licenses renew every four years, on the last day of the licensee’s birth month.

Up and Running in 30 Days. Complete a Fast Start program with a career consultant to help make you productive fast. This is the most important element of a successful real estate agent’s core beginnings.
