Evaluating and Assessing Your Property Value

  • Advise and determine the best possible market rent for your property based on the location, features, and condition of your home.
  • Obtain written bids, for any needed improvements from licensed and insured independent contractors.
  • Recommend any necessary changes to the property to enhance its marketability and attractiveness to tenants.
  • Unfortunately, Berry Realty Company is unable to take on any properties that our market research indicates a gross monthly rental value of less than $995.00 per month.

Tenant Screening

  • Tenant screening is an intricate pillar to the overall tenant selection and financial security of the property.
  • We use the following confirmed written documentation to screen and/or approve prospective tenants:
    • credit reports
    • rental history
    • employment verification
    • background check

Preparing the Lease Agreement

  • Berry Realty Company doesn't use a "standard" fill-in-the-blank lease.
  • We also provide our landlords with a "landlord-friendly", custom lease that has been modified and "perfected" over our 78 year history.
  • Our typical lease is a one year term that may be automatically renewed for the following year(s) of tenancy.
  • Our leases incorporate the terms, rules and regulations for the rental property, we offer the market your wishes -
    • Several terms are subject to the discretion of the property owner (pets, utilities, lawn maintenance, etc.)
    • We enforce the terms of the lease for compliance.

Receiving Rent & Late Fees

  • Berry Realty Company knows how important it is to get your rent proceeds fast. That is why we process the rent and provide the rent proceeds via direct deposit with a computerized statement delivered via email each month.
  • We do not hold your money waiting for the tenants check to clear. If we encounter an NSF check, we collect from the tenant.
  • Late fees apply for any rent not received within five days of the due date and warrants are filed if rent is not collected by the fifteenth of that month.

Coordinating Repairs & Maintenances

  • In-house rental coordinator available to handle all repair and maintenance concerns.
  • On-call emergency contact available on weekends.
  • Insured and bonded service providers that give quality work at reasonable prices with quick turnaround.

Completing Midterm Property Maintenance Assessment

  • Perform maintenance assessment of the rental property midway through the lease (supplying landlord with digital pictures & notes).
  • Perform inspection with tenant on the move-in date, noting only possible damage and repair.
  • Provide move-out walk through report with corresponding move-in photos.

Advertising

  • Posting of availability on the property with yard signs and directional signs where permitted.
  • Listings on several national, local and corporate websites including the Berry Realty website.
  • Various ads in property managers' bi-monthly newsletters, in the local newspapers, and company mailers.

Providing Comprehensive Financial Reports

  • Provide monthly itemized statements showing:
    • Rent amount received.
    • All monetary rental activity - income and expenditures.
    • All of owner's proceeds.
  • Develop annual statement for tax purposes.
  • It is Berry Realty Company's policy, in addition to the monthly financial computerized property reports, to send a year end accounting summary for your convenience and tax purposes.

Management Fees

  • Procurement fee equal to all of the first month's gross rent.
  • This procurement fee includes the total cost of advertising, showing of the property, move-in process forms, photos and procedures, tenant screening and cost of credit verification.
  • Monthly fee of ten percent of month's gross rent received thereafter.
